Summary:

The Cornelius real estate market shifted toward more balanced conditions in July 2026. Inventory increased to 5.2 months of supply, up 26% from the previous month, giving buyers more options and reducing some of the urgency seen earlier this summer. Homes also took longer to sell, with the median reaching 53 days on market.

Despite the added inventory, sellers continued to achieve strong results. Homes sold for a median 97.56% of list price, while the median sold price rose to $696,250, up 13% month over month.

Cornelius' mix of waterfront and luxury properties, traditional single-family homes, and condos can create meaningful month-to-month swings in the median price, so the broader trend is more useful than any one month's price figure.

For buyers, July brought more selection and greater negotiating room. For sellers, the market remains active, but accurate pricing and strong presentation are increasingly important as buyers have more choices.
